SDA RRC September 2026: Reasonable Rent Contribution Explained
_Z1oOLRB.webp)
If you or someone you support is considering Specialist Disability Accommodation (SDA), understanding SDA rent and the Reasonable Rent Contribution (RRC) is an important part of planning for a new home.
The Reasonable Rent Contribution (RRC) is the portion of rent an NDIS participant contributes towards their SDA home. The Maximum Reasonable Rent Contribution (MRRC) is determined under the NDIS SDA pricing arrangements and is linked to relevant government payment rates.
From 20 September 2026, the maximum Reasonable Rent Contribution for a single SDA participant is $529.70 per fortnight, equivalent to $264.85 per week.
In this guide, we'll explain how the SDA RRC works, how the September 2026 amount is calculated, who pays the RRC, what it covers and how Vera Living can support participants and Support Coordinators.
September 2026 SDA RRC at a glance
Maximum RRC for a single participant: $529.70 per fortnight
Equivalent weekly amount: $264.85
Effective from: 20 September 2026
Previous maximum: $516.11 per fortnight
What is Reasonable Rent Contribution (RRC)?
The Reasonable Rent Contribution (RRC) is the portion of rent an NDIS participant is expected to pay when living in Specialist Disability Accommodation.
SDA funding and rent are separate. The NDIS provides funding for the eligible SDA component of a participant's accommodation, while the participant pays their agreed rent contribution directly to their SDA provider.
Key points about RRC:
Affordability: The RRC is designed to provide a reasonable contribution towards the cost of SDA accommodation.
Standardised: The maximum RRC is determined using relevant government payment rates and NDIS SDA pricing arrangements.
Individual circumstances: Participants experiencing financial hardship should speak with their SDA provider to discuss their circumstances and any available options.
How is the Reasonable Rent Contribution calculated?
The amount of rent an SDA provider can charge is subject to the Maximum Reasonable Rent Contribution (MRRC) set out in the NDIS SDA pricing arrangements.
For a single participant, the maximum RRC is calculated using:
The maximum basic rate of the Disability Support Pension (DSP)
The Pension Supplement
Commonwealth Rent Assistance (CRA)
SDA RRC Rate: Effective September 2026
The maximum Reasonable Rent Contribution (RRC) for a single NDIS participant in Specialist Disability Accommodation is $529.70 per fortnight from 20 September 2026.
This is equivalent to $264.85 per week.
The September 2026 amount is based on the relevant government payment rates used to calculate the maximum RRC.

The maximum RRC can change when relevant government payment rates are updated. The relevant payment rates are generally updated twice a year, in March and September.
The previous maximum RRC for a single participant was $516.11 per fortnight from 20 March 2026.
From 20 September 2026, the maximum increased to $529.70 per fortnight, an increase of $13.59 per fortnight.
Vera Living aims to provide stability for participants when managing rent changes. While the maximum RRC can be updated twice a year, Vera Living may adjust participant rent arrangements less frequently to provide greater simplicity and stability.
Government payment rates and NDIS pricing arrangements can change. Always check the latest NDIS Pricing Arrangements and Price Limits for the most up-to-date information.

Who pays the RRC and how is it paid?
The participant or their nominee pays the RRC directly to the SDA provider.
There are different ways a participant may arrange their rent payments, depending on their circumstances and the payment options offered by their SDA provider.
Direct Debit
A participant can set up a direct debit from their nominated bank account so their rent contribution is paid automatically.
Centrelink Deduction
A participant may also be able to arrange for their RRC to be deducted from their Centrelink payment and paid towards their rent.
Your SDA provider can explain the available payment options and what needs to be arranged before you move into your new home.
What does the RRC cover?
Your Reasonable Rent Contribution covers your rent for your SDA home.
It does not generally cover other everyday living costs.
Depending on your tenancy and circumstances, these may include:
Electricity
Water
Internet
Food and groceries
Personal expenses
Other everyday living costs
Damage caused by a participant, where they are responsible for the cost under their agreement
Your SDA provider, such as Vera Living, generally manages property-related costs such as:
Council rates and statutory charges
Property maintenance
Repairs and maintenance
Gardening and grounds maintenance, where applicable
The specific responsibilities of the participant and SDA provider should be outlined in the relevant tenancy and service agreements.
Does everyone in SDA pay $529.70 per fortnight?
No. $529.70 per fortnight is the maximum Reasonable Rent Contribution for a single participant from 20 September 2026. The actual rent contribution may vary depending on the participant's circumstances, the tenancy and the applicable SDA pricing arrangements.
Why is the RRC important?
The Reasonable Rent Contribution helps provide a clear framework for the rent participants contribute towards their SDA home.
Understanding your RRC can help you:
Plan your household budget
Understand your SDA housing costs
Prepare for your move into SDA
Understand what you will pay to your SDA provider
Separate your rent costs from your NDIS-funded SDA support
Plan for other everyday living expenses
For participants and families, knowing your expected rent contribution before moving into SDA can make the transition into a new home easier to plan for.
When does the SDA RRC change?
The maximum RRC can change when the relevant government payment rates are updated. Services Australia updates DSP and Rent Assistance rates on 20 March and 20 September.
